General Questions

q: How do I get started with construction services through Royal Construction?

First, what are your building needs? For example, is location an issue for your business? If it is, we need to locate a site that is cost effective and within your budget as well as large enough to handle future growth. Once a site is selected, we need to move through the approval process to get the approvals necessary to get a building permit. Construction plans are developed and pricing based on these plans. If the project cost is within budget, then a construction contract is completed and construction begins.


q: How long does the complete process take?

Typically we can go from land acquisition to completion within 8-12 months depending on the size and the complexity of the building project.


q: How much do your construction services cost?

There are many things to consider before a cost to build can be determined. Items to consider are location, square footage, building style and finish selections, and required parking to name a few. Having answers to these questions will help determine a total cost of a building project. Initial cost ranges can be usually be provided based on general information but more details are necessary to get more accurate.


q: What if your building cost estimate is higher than my budget?

We can offer value engineering to you. Value engineering is breaking down the cost of the building and providing options to help get the overall project to a cost you can live with. We will help you reevaluate your priorities. Perhaps there are other materials or processes we can use to help bring the cost down to within or closer to your budget.


q: Why should I hire Royal Construction as a negotiated contractor rather than putting my project out for the lowest bid?

Great question and one we hear often! Finding the lowest priced contractor may make sense from the initial financial perspective, but will end up costing your more in the long run. On most construction projects, the combined fee from the general contractor and the architect represents around 10% of the total cost of construction. Furthermore, the cost of construction represents about 10% of the total lifetime cost of a building. Therefore, the combined general contractor and architect fees represent only about 1% of the total lifetime cost of a building. So, basing your hiring decision on the lowest bid is very short sighted. Instead, focus on hiring the BEST general contractor for the project because the right contractor will save the owner more money that the entire general contractor's fee from the other 99% of your building's lifetime cost.
