Holiday Inn Campus Hotel

Dear Tim:
Please accept our thanks for your efforts on Phase I of our
renovation of the Holiday Inn Campus Hotel in Eau Claire,
Wisconsin. Being our first commercial project with your
organization we were pleased to validate what we had heard
of Royal Construction's reputation.
The project was challenging in the sense that it involved
renovation work that required major value engineering to
achieve our budget objectives. Your team assisted us in
reaching our budget and then executing the plan
consistently with our project budget. In fact, Royal
Construction found additional cost saving opportunities
ultimately resulting in the project coming in 7% below
budget. Additionally, the value engineering process and
additional cost savings did not add to the time necessary
to complete the work. The project was completed on time.
After "living" with the Royal Construction work for several
weeks we are also pleased to note the workmanship is
consistent with our expectations. We went through our busy
season with no lingering issues on the punch list and no
new construction issues surfacing since completion.
Overall we were on (below) budget and on time with this
project and pleased with Royals workmanship. We look
forward to working with you and the Royal team on future
projects.
Hillcrest Country Club
To Hillcrest Members,
Our clubhouse addition/renovation project is virtually
complete and the Board of Directors thought a report to the
entire membership would be appropriate.
We think it is fair to say that the project was extremely
well done and the input we have received from all sides is
very favorable. Our membership levels are excellent and,
even more importantly, the use of the facility and the
course reflects a high level of enthusiasm.
The original cost estimates were $1,110,000. Our old debt
was $322,000. It appears that our new debt will be
$1,465,000, which means that on a project this size we only
exceeded the original estimates by $33,000 (or less than
3%). Most of this came from the addition of some folding
panel walls in the new dining room and some unexpected
structural problems in the original building.
We think this is a reflection of an excellent job done by
the Hillcrest Staff, Royal Construction (Tim Pabich) and
their sub-contractors.
The construction is over so now let us all enjoy the new
facility by using it as much as possible.

Woodville Library

Dear Scott & Crew:
On behalf of the Village of Woodville, the Woodville
Library Board & Staff, and the community of Woodville
itself, I would like to personally thank you and your crew
(John, Scott, Bob) for the excellent job done on the
Woodville Library Project.
This project in the beginning was a controversial community
issue, and with the project near completion, ended up being
a landmark in Woodville. I truly appreciated the working
relationship throughout the project, you made my "1 st..
remodeling project a big success. You and your crew deserve
a tremendous "hats off' for the job that was done and the
quality of your work.
As the project is winding down we wish you much success in
future projects! Thanks Again!

Bark River
Dear Tim,
Now that the "dust" has settled at Bark River, I just
wanted to say "Thank You" for a job well done by the Royal
Construction organization in constructing our new facility
at Eau Claire.
We at Bark River Culvert & Equipment couldn't be happier
with the finished product. As you know building a new
building was new to us, I believe the last new Bark River
facility was completed in the early 50's. You also knew we
were under a tight 6 month schedule to complete this
project - which you accomplished. You were also dealing
with a November 15th start so you had to contend with
"winter".
There were a number of people that made this project a
success and I want to say thank you again to all of your
very capable staff.
From the early planning stage to the completed building,
Royal Construction was there. You made my job a whole lot
easier.
I would like you to know that Kevin Barnes, the project
manager on this job, did an excellent job. He's a real
asset to your company - he kept things moving.
Tim, you are certainly welcome to bring people out for a
walk through or have anyone give me a call as a reference
for your company and your great workmanship.
